A non domestic EPC is a document which states the energy efficiency of a building based on the standardised way that the building is used. Carbon dioxide (CO2) ratings are shown in bandings from A to G, with A being the least polluting. The main focus of the certificate is the amount of CO2 which is estimated to be released from the building. The performance of the building is benchmarked against current building standards and recommended cost effective improvements.

As of the new minimum energy efficiency standards MEES regulations in April 2018, the legislative changes will make it unlawful to let a commercial Non-domestic building with an EPC Rating of F or G, which is the lowest 2 grades of energy efficiency.
These new regulations will have a very significant implications for commercial landlords. Marketability of some properties would become impossible unless they were upgraded to meet the MEES standards.
Valuations of properties that fail to meet these standards, could be affected if their marketability is diminished. Rent reviews for commercial properties in this situation could also be affected.
Given this risk to nondomestic commercial building owners and occupiers, it is clear that a full understanding of the energy efficiency of the property assets should be attained. Owners and occupiers will need to assess the costs, and viability of undertaking retrofits or refurbishments, and possibly bringing forward properties for marketing prior to the deadline. Commercial property owners and occupiers should also consider how their property values may be affected.
As of 9th January 2013 an EPC must be displayed in commercial premises larger than 500m² that are frequently visited by the public, and where one has previously been produced, or one is to be produced for the sale, construction or renting out of the building.
